A new architectural landmark is reshaping the Manhattan skyline. Casoni, at 989 Sixth Avenue, is the tallest residential building in the Midtown-Bryant Park area, offering 311 luxury rental and condominium residences in one of New York City’s most dynamic and evolving neighborhoods. The 70-story cylindrical tower combines luxury finishes, smart- home interiors, and over 25,000 square feet of indoor and outdoor wellness and fitness amenities, including a pool, gyms, playroom, co-work and entertaining spaces. Units range from studios to spacious three-bedrooms, each offering sweeping panoramic views of Manhattan with sales and rentals beginning in early 2026. Every detail has been thoughtfully considered to provide tailored living with a refined and international aesthetic.

Taking inspiration from the Italian word “casone,” a term for grand villas known for their elegance and craftsmanship, the name Casoni reflects the project’s vision: refined living through design excellence and technical mastery. Casoni marks a bold collaboration between developers Jack and Ray Yadidi, of Sioni Group, AB & Sons, and a team of top-tier partners, including C3D Architecture, MGE Engineering, McNamara Salvia, Motioneering, and European facade.

For the Yadidi family, there is no detail too small to receive their personal attention. They spent decades researching and imagining a building that would be a legacy statement for their family and a tribute to New York City.

Casoni’s location places it in visual conversation with next door Gotham Hall, a 1920s landmark of neoclassical design constructed between 1922 and 1924 as the Greenwich Savings Bank. The angle of Casoni’s nine-story sculptural entrance podium nods in respectful acknowledgement to the architecture of New York City’s past while drawing the eye up along the modern, sleek champagne-colored glass walls into the sky.

A Curved Form with Purpose

Jack and Ray Yadidi, of Sioni Group, used the geometry of the corner lot to craft Casoni’s defining curved glass form - a rare shape in the Manhattan skyline. The building presents a dynamic mix of high-performance glass and precision metal cladding engineered in Europe. There is no other building in Manhattan with this facade.

Curved balconies trace the northeast corner and crown the upper levels, adding visual softness while improving airflow and adding private outside spaces. This architectural choice reflects the developer’s desire to blend form and function without compromise.

Robert Rahmaniam, Co-CEO and Co-Founder of REAL New York, the exclusive sales and marketing firm for Casoni, stated,
Internationals who want a showstopping pied-a- terre, and locals returning to the office who want close proximity to work and home, are drawn to the Casoni due to its stunning architecture, highly detailed interior finishes, and floor-to-ceiling windows that provide views to the Empire State building, the Hudson, and across the City. Along with the indoor and outdoor entertaining areas as well as the health and wellness amenities such as a pool, gym, and coworking spaces, Casoni is the home that has been tailored to help you live your best life in the most exciting city in the world.

Innovation to Preserve Sleek Aesthetic

Casoni pioneers a concealed mechanical louver system that integrates the air intake and exhaust elements within the facade itself to preserve the glass curtain wall's clean aesthetic. Rather than break the continuity of the glass exterior with visible mechanical components, the team worked closely with Masha Dinaburg, P.E., LEED A.P., at MGE Engineering, and structural engineer Ryan Dow of McNamara Salvia to create this first- of-its-kind innovation.

Lighting with Intention

Additionally, the seamless mechanical louvers hold the tower’s exterior lighting system. Another first, the linear fixtures are part of the exterior louvres and offer illumination that responds to the day’s natural light through brightness sensors. This ambient glow animates the exterior by mirroring the natural light from sunrise into nightfall and establishes Casoni as a new silhouette in the Manhattan skyline.

Engineering for the Elements

With over 300,000 square feet of glass curtain wall, the Sioni team prioritized performance as much as appearance. The glass panels, fabricated at a specialized European facility, were rigorously evaluated before installation to ensure both beauty and strength. The reflective glass and the entire structure underwent extensive hurricane-resilience testing.

Tailored Living. Iconic Silhouette.

Casoni is the result of a deliberate three-generation, family-driven development. Sioni Group’s approach, grounded in integrity and attention to detail, is evident in every element of the tower. As Jack Yadidi explained,
The project represents more than just real estate, it reflects a commitment to the family’s thoughtful design, purposeful engineering, and architectural expression.

Casoni introduces a fresh architectural language to the Manhattan skyline. With its distinctive silhouette and engineering breakthroughs, it is, by every measure, designed to be iconic.
