Patmos Aktis Returns as Luxury Landmark After Major Investment

A new chapter begins for Patmos Aktis, now rebranded as Patmos Aktis, a Luxury Collection Resort & Spa, after a transformative €20 million investment. Located in the serene bay of Grikos on the island of Patmos, the resort reopened under the prestigious Luxury Collection brand by Marriott International, bringing world-class hospitality to the Dodecanese for the first time.

The hotel has undergone a complete modernization of its 56 rooms, suites, and maisonettes, with an expansion already underway that will increase capacity to 89 accommodations by 2025. Future expansion is also being considered, underlining strong confidence in the island’s premium tourism potential.

A Vision Led by Investment Fund SMERemediumCap

The redevelopment is part of a strategic investment by SMERemediumCap, the first Greek investment fund focused on mid-sized companies. The fund manages €145 million in capital from 41 institutional and private investors, including pension funds, insurers, and family offices. The resort's acquisition in May 2022 was a milestone for SMERemediumCap and part of its broader tourism-focused strategy.

Led by Chairman Nikos Karamouzis and Vice President Thodoris Moschos, SMERemediumCap is already known for acquiring 72 hotels in the “Tethys Project” and resolving 60 of those cases through collaborative strategies. A second fund is reportedly in the pipeline, with a clear emphasis on hospitality and tourism assets.

Design, Heritage, and Luxury Come Together

The hotel’s redesign draws from the natural and spiritual identity of Patmos. Renowned architectural firms Stylianidis Vaggelis Architects and Anastassiadis Architecture & Design led the renovation and interiors, blending earthy tones and Cycladic aesthetics with modern luxury. Each space reflects the island's calming palette of white, beige, and Aegean blue, while handmade artwork and local textures add cultural depth.

The upgraded Anasa Spa serves as the heart of the resort’s wellness philosophy. The term “Anasa” means “breath” in Greek, and the spa experience focuses on holistic renewal. Signature treatments like The Breath of Life and Eucalyptus Touch aim to reconnect guests with the healing rhythm of the island.

Gastronomy That Celebrates the Dodecanese

Dining at Patmos Aktis is an immersive journey into local flavors. The Cielo e Mare restaurant delivers refined Aegean cuisine, while the hotel’s bar offers sweeping views of the bay. A highlight is the return of Taverna Plefsis, reimagined with a refreshed look and a menu that honors Dodecanese gastronomy with contemporary flair.

Patmos Aktis now joins the Luxury Collection, a portfolio of over 120 iconic properties in more than 35 countries. This marks the brand’s first presence in the Dodecanese islands, offering travelers access to high-end hospitality in one of Greece’s most spiritual and scenic destinations.

Ad Hoc Hospitality, led by seasoned hotelier Pavlos Zorbas, played a pivotal role in securing the Luxury Collection partnership. General Manager Manos Niotakis, who brings years of experience with global hotel chains, now oversees the day-to-day operations of the resort.

A Location Rooted in History and Natural Beauty

Situated along the protected lagoon of Grikos Bay, Patmos Aktis offers direct access to nearby island gems like Lipsi, Arki, Fourni, Marathi, and Aspronisi — all reachable by sea from the resort’s private pier. The site traces its origins back to the legendary “Xenia” hotel program of the 1960s and holds a place in Greek tourism history.

The property is also just minutes from UNESCO-protected landmarks like Chora and the Cave of the Apocalypse, adding cultural depth to its idyllic setting. Sustainability and environmental respect have been at the core of the renovation strategy, aligning the resort with the global shift toward eco-conscious luxury.
